Non-refundable deposit of 20%
You can amend your booked dates up to 31 days prior to your arrival and reduction in guest numbers will not qualify for a refund beyond 31 days to arrival; a $50 administrative charge will apply, only one change is allowed per booking. Beyond 31 days refer to cancellation policy. (Not applicable during peak periods – school holidays, public holiday long weekends etc)
A Security Bond of $1000.00 is required. This will be held against your card but not charged unless required.
The number of guests should not exceed the number stated on the confirmation booking receipt. Fees will apply for excess guests not agreed with management in advance and termination of the stay without refund. It is the responsibility of the guest whom has made the reservation and given a Credit Card authorization at the time of booking to ensure ALL guests’ and visitors’ to the property and to abide and understand all Terms and Conditions set out by management.
Please note: Variances can be agreed upon, but only by arrangement with management in writing prior to stay
Check-Out: Check-out time is strictly 10:00am to prepare the property for the next guests. Late check out may incur a fee.

Payments will show on your credit card as SSHH Enterprise.
If cancelled or modified within 30 days of check-in date or in case of no-show, 100 percent of the booking value will be charged.

Arrival instructions will be emailed to you a few days outside from your arrival date with the access code.

Not too many rules, just the usual for your safety and well-being.
You are however, expected to read the house rules for the listing, and abide by them, or you will render your booking under HomeAway terms, invalid.
Absolutely enjoy the space but please be respectful of the environment. All noise levels must be considerate, especially at night; as this is a home in a suburban setting, and we like to keep our neighbours as friends…
The Homestay space you are booking is for eight / ten persons. It will be very clean on your arrival, and I ask that you leave it neat and free of rubbish on your departure; for if a greater cleaning service is required, then an extra fee will be charged.
This is a family oriented and child friendly home, however children and infants must be under active supervision by a parent or guardian, at all times. All responsibility and duty of care for them must be provided by you, including their personal equipment and needs. – PLEASE NOTE: Children friendly DOES NOT MEAN the area is CHILD-PROOF. It is the responsibility of the guardian/parent to monitor their children’s actions AT ALL TIMES.
* Please do not rearrange the furniture.
* Please remove shoes when entering house
* Strictly no portable gaming devices (PlayStation, Xbox etc) to plug into TV’s (the TV is set up for digital & analog channels and basic Foxtel on your arrival, please do not unplug any cables. If the TV is found inoperable on your departure, then a $50.00 call out maintenance fee will be charged to your card automatically to reset the TV setup)
* Strictly No pets – Evidence of animals at the property will incur full loss of security bond.
~ No EXTRA ADULT or children, as overnight visitors unless pre-arranged with management. Overnight guests will be charged at $65.00 per person. Guests not staying the full duration of the booked dates are expected to depart by 12.00 midday or it assumed they are staying a further night and will be charged accordingly.
~ The base rate is based on 2 guests sharing one bed, a single supplement fee of $85.00 will apply for guests wanting separate bedding.
~ NO parties, events or gatherings, no illegal activity or inappropriate anti-social behaviour – Authorities will be contacted for your removal.
Please let us know immediately if something is malfunctioning so it can be rectified. However, all damages or missing items will need to be paid for by you before departure.
To maintain a fresh and healthy environment, this is a strict non-smoking premise. Please smoke near the front fence and place your extinguished smoke butt in the bin. Evidence of smoking inside the house will result in a minimum fee of $250 being charged to cover for additional cleaning.
For fire prevention and safety – please do not leave any electrical appliances switched on when they are not in use, or when you are leaving for the day. This includes split systems, fans, hair dryers or the like and portable device chargers.
SPA: To avoid injury, no bombing or running in the spa area. Children are not allowed in the gated spa area without an adult actively supervising in the space for safety. No drinking glasses, bottles or food are to be taken in to the spa area.
If is found after your stay that the spa’s water colour / quality requires a full water change then this will incur a cleaning fee of $200.00. I recommend not walking barefoot from the lawn to the spa as you may inadvertently stand on kangaroo droppings.
To ensure a clean spa it is necessary to use chemicals. If you find you are itchy or your skin is irritated after 15-30 minutes (sometimes longer) usage I suggest you shower immediately and not use the spa again. If this does occur no refund will be offered.
The spa is inspected, cleaned and maintained after each stay to a high standard, there may be occasions when bugs may get under the lid between this clean and your arrival due to the bush setting. If this does occur, please use the long-handled net found near the spa area to remove from the water.
As with all electrical items sometimes these do breakdown without notice, the spa has many electrical components of which can break down unexpectedly. If by chance prior to or during your stay this does occur every endeavour will be made to fix the problem as a matter of urgency but no refund will be offered due to the nature of the occurrence. Please also be mindful being in a rural region does add extra time to get replacement items posted.
BBQ: The BBQ is there for your use and recreational enjoyment, as with all appliances and amenities, you will find it clean on your arrival, with the understanding, it will be left clean after use.
PARKING: Parking is available for guests’ vehicles only. Caravans, campervans and trailers are strictly not permitted on or at the property.
My intention is not to offend anybody with these policies, it’s just over the years I have found some guests leave their manners and common sense at home when they go on holidays.
